Property guardianship is a housing arrangement where individuals live in otherwise empty buildings at a lower cost in exchange for maintaining and securing the property. This mutually beneficial system helps property owners protect their assets from the risk of vacancy, such as squatters, vandalism, theft, flytipping and neglect while. At the same time, it provides affordable accommodation, often in prime locations. Property guardians benefit from a lower monthly fee and enjoy the convenience of a flexible licence agreement, typically a 28-day rolling contract instead of a long-term commitment.

Dex ensures that every building we place guardians in undergoes a thorough inspection. We meticulously vet prospective guardians to confirm they meet our stringent criteria and only accept applications that pass both our assessments and third-party checks.

Before we take on any new vacant property, we conduct a comprehensive inspection to ensure it meets health and safety standards. We also handle day-to-day maintenance for the properties. Our guardians have access to a 24-hour hotline and app to report any urgent issues. Additionally, our property management team performs periodic inspections to monitor the condition of the property.

A guardian can reside in a property for a minimum of 28 days, and some may stay for several years. Our guardian licence operates on a rolling 28-day contract, although many guardians remain in the same property for much longer. We have guardians who have lived in properties for many years.

If a guardian needs to vacate, they will receive 28 days' notice. We will also provide them with options for other properties in our portfolio to accommodate them.

If the property owner needs the property back, we will issue a notice, typically with a minimum of 28 days' notice. Property guardians can also give notice at any time, allowing for flexible arrangements. We simply ask for one calendar month's notice from the last day of your license fee period.
