Property Guardians sign a licence agreement rather than a tenancy agreement. They are entitled to the same legal protection as tenants in regard to health and safety, fire and HMO legislation. They are also protected by the Protection from Eviction Act, but there are few key differences.

Property Guardians pay a Licence Fee, not rent.
Property Guardians are on a rolling contract with a 28 days’ notice period.
Property Guardians are responsible for the security of a building they live in.
A Property Guardian does not have exclusive possession of any part of the property and DEX Property Management are permitted to keep keys to every area of the building.
DEX Property Management and contractors can enter the property without providing prior notification of their visit.
DEX Property Management will carry out monthly inspections of the property, which might include taking images.
Property Guardians cannot use the property for commercial use.
No one under 18 years of age can enter the property.
Property guardians are not permitted to keep pets in the property.
