We protect properties for varying amounts of time, but we rarely take on properties for less than 6 months. Most of our properties are under our management for at least a year and some we have had for 7 years and counting!
However, as the notice period is 28 days, we can only guarantee the property will be available for 28 days at any time.
All of DEX’s properties are safe to live and will have met, and in many cases, exceeded property standards.
They will all have running water and electricity and facilities to cook & clean. All our properties will have white goods including a fridge, oven and washing machine.

We have had lots of experience in helping guardians find furniture and always recommend guardians look around local charity shops, freecycle websites or speak to their fellow guardians to see if they have anything they no longer need.
We often find that guardians like to use furniture to make their personal space their home, but this doesn’t need to break the bank.
We also ask that you check with your guardian manager before you make any cosmetic changes to a property, but yes, in most cases yes you can decorate, as long as it doesn’t include any structural changes.
Sometimes a lick of paint, or hanging some nice pictures can help transform a room into home.
In many cases you will have your own individual facilities, but in some of our larger, house share properties you would be sharing facilities with fellow guardians - however, no more than 5 guardians would share a kitchen or bathroom facilities.
We have a range of property to suit everyone’s requirements, some guardians like the communal living side of guardianship, some prefer more privacy – we cater for all.
Yes, you are still free to go on holidays, but we would ask that you inform your guardian manager two weeks prior, so we can ensure the property remains secure, especially if you are living alone.
This depends on the property, so it is always worth checking with your guardian manager before you move in. In some cases, utilities and council tax are included in the monthly fee, but in some cases the guardians are expected to register to pay for council tax/utilities themselves. Your guardian manager will be able to advise further.
In most DEX properties you will be required to set up and pay for your own wi-fi.
If the property owner needs their property back, we will give you at least 28 days notice – although this is often longer. Guidance and support will be provided to ensure that requirements for moving out are clear and we always try to offer alternative properties to guardians. Should you need to move out we will make it our priority to find you a new property and help move you into a new home.
You will then need to vacate the property, along with all your belongings within that 28 days period.
The property will then be subject to an inspection and, if the property is fully empty and left in a good condition, you will receive your deposit back.
